Home Inspection Fees

Home Inspection Fees in Southeast Michigan

Wondering about home inspection fees in Southeast Michigan? Inspection costs can vary based on the size, age, and condition of the home, as well as the level of detail provided in the inspection. At Total House Inspection, our pricing reflects a thorough, education-first approach designed to help home buyers make confident decisions and protect their investment—without surprises.

What Impacts Home Inspection Fees?

Home inspection fees are not one-size-fits-all. Several key factors influence pricing, especially in Southeast Michigan’s diverse housing market:

  • Home Size & Square Footage – Larger homes require more time and detail.

  • Age of the Home – Older homes often have more systems, upgrades, and risks to evaluate.

  • Property Type – Single-family, condos, townhomes, and multi-unit properties differ in scope.

  • Accessibility – Crawlspaces, attics, roof access, and basements affect inspection time.

  • Level of Detail – A thorough inspection with clear explanations, photos, and guidance adds real value.

Our goal isn’t to be the cheapest—it’s to deliver clarity, confidence, and protection when it matters most.

Owning a home is one of the most important investments most of us will make in our lifetime. A professional home inspection will help you to better understand the condition of the home you are buying or selling. That’s why house inspection should always be part of the plan.

How long does the home inspection take?

The amount of time spent during property inspection depends on the size, condition of the home, and most of all on how many questions the client has. The home inspector is there for as long as needed to inspect the real estate. You can usually figure 1.2 hours for every 1,000 square feet. For example, a 2,500 square foot house would take about 3 hours. Our home inspection reports will be emailed to the client the following day in the form of a PDF file. This way the home inspector has enough time to review all pictures and all comments from the house inspection. In addition to the emailed report, the house inspector will be available to answer any questions that the client has even a year after you move in.

Radon Testing

Radon is radioactive gas known to cause cancer. Radon moves through the ground into the home through cracks, expansion joints, other holes in the foundation such as sump pump pits. A radon test can help you decide if you need to address the problem.

Main Sewer Video Inspection

Checking the main sewer line with a video camera to find out if there are any blockages from tree roots, collapse pipes or other issues that can not be found by just running water in the house.
