Frequently Asked Questions About Becoming a Home Inspector at Total House Inspection

Previous home inspection experience is helpful, but it may not always be required. We look for dependable, detail-oriented people who are comfortable working with clients, learning residential building systems, and following a thorough inspection process.

Training and support can help qualified candidates develop the skills needed to become successful professional home inspectors.

Certification requirements can depend on your experience and the position you are applying for. Total House Inspection supports ongoing professional education and industry training to help inspectors improve their knowledge of residential systems, inspection standards, safety, reporting, and specialty inspection services.

Specific certification and training requirements are discussed during the hiring process.

InterNACHI certification is valuable for professional home inspectors, but you do not necessarily need to have completed every certification before contacting us.

Yes. Experience in residential construction, remodeling, electrical, plumbing, HVAC, roofing, carpentry, or other building trades can give you a strong foundation for becoming a home inspector.

However, construction experience is only part of the job. Professional home inspectors also need to understand inspection standards, reporting procedures, client communication, safety, and how the different systems of a house work together.

Yes. Joining an established inspection company can be a good option for independent inspectors who enjoy inspecting homes but want to spend less time running every part of a business.

Operating independently means handling marketing, scheduling, lead generation, software, accounting, insurance, customer service, and relationship building in addition to performing inspections.

At Total House Inspection, you can become part of an established team and focus more of your time on inspecting homes and serving clients.

The hiring timeline can vary depending on the position, the candidate's experience, training requirements, and current staffing needs. The process may include an application review, interviews, discussion of qualifications and expectations, and any necessary training or onboarding before an inspector begins working with clients.

Home inspectors at Total House Inspection are W-2 employees, not 1099 independent contractors.

This means you join THI as part of an established team rather than operating as an independent inspection business. Employment details, compensation structure, expectations, and available benefits are reviewed during the hiring process.

Home inspector compensation can depend on experience, qualifications, inspection volume, scheduling availability, and the additional services an inspector is trained to perform.

As inspectors gain experience and become qualified to perform additional services, they may have opportunities to increase their earning potential.

Specific compensation details are discussed during the hiring process.

A new home inspector at Total House Inspection can expect to start at approximately $50,000 per year.

Earning potential can grow as you gain experience, become more efficient, take on a consistent inspection schedule, and become qualified to perform additional inspection services.

At Total House Inspection, home inspectors start at approximately $50,000 per year, with opportunities to increase their earnings as they gain experience and expand the services they are qualified to perform.

Annual earnings can vary based on inspection volume, experience, scheduling availability, efficiency, and additional services such as sewer scopes, radon testing, mold testing, and other ancillary inspections.

Both options have advantages.

Starting your own home inspection business gives you more control, but you are also responsible for generating leads, marketing, scheduling, accounting, insurance, software, customer service, reporting systems, and building relationships with clients and real estate professionals.

Working for an established home inspection company can allow you to focus more of your time on performing inspections while benefiting from an existing brand, support team, systems, marketing, and customer base.

For inspectors who enjoy the technical and client-service side of the profession more than running a business, joining an established company can be an attractive option.

Every day can be different.

A typical home inspector's day may include traveling to properties throughout Southeast Michigan, performing one or more inspections, speaking with buyers or homeowners, documenting findings, taking photos, completing inspection reports, and communicating with the inspection company's support team.

Because home inspections are connected to real estate transactions, appointment times can vary based on client demand and property availability.

Yes, it is possible for an experienced home inspector to earn six figures, but it is not guaranteed.

Income depends on factors such as inspection volume, experience, local demand, scheduling availability, efficiency, and the number of additional services an inspector is qualified to perform.

Services such as sewer scope inspections, radon testing, mold testing, and other ancillary inspections can also increase an inspector's earning potential.

Building the experience and qualifications needed to maintain a consistently busy schedule takes time.

Available positions and schedules can depend on our current hiring needs.

Home inspection work may include weekday and weekend appointments because inspection schedules are often determined by home buyers, sellers, and real estate transaction deadlines.
