This is often the first question asked, but the answer tells the least about the quality of the home inspection.
Home inspection fees are not one-size-fits-all. Several key factors influence pricing, especially in Southeast Michigan’s diverse housing market:
Home Size & Square Footage – Larger homes require more time and detail.
Age of the Home – Older homes often have more systems, upgrades, and risks to evaluate.
Property Type – Single-family, condos, townhomes, and multi-unit properties differ in scope.
Accessibility – Crawlspaces, attics, roof access, and basements affect inspection time.
Level of Detail – A thorough inspection with clear explanations, photos, and guidance adds real value.
Property home inspection fees from a certified professional home inspector generally starts at about $405.
Aside from the time invested, the value of the inspection and report can be measured by its usefulness. If the inspection turns up little wrong with the house, you’ve bought some relatively inexpensive peace of mind. If the inspection finds serious problems, your Home Inspection Fee could end up saving you many thousands of dollars. This depends upon the size and condition of the home. You can usually figure 1.2 hours for every 1,000 square feet. For example, a 2,500 square foot house would take about 3 hours. If the company also produces the report at your home, that will take an additional 30-50 minutes. Our home inspection reports with pictures will be emailed to the client the next day in a form of a pdf file, or a download link. This way the home inspector has enough time to review all pictures, and all comments from the home inspection.
